Food court tenancy fitouts

Food court tenancy fitouts, Sydney

A food court tenancy is a full commercial kitchen in 30 to 60 square metres, built to the shopping centre's design rules, approved contractors and out-of-hours program. City Fitouts builds food court outlets and kiosks for franchise brands and independents, with the exhaust, fire suppression and grease arrestor connected to the centre's services and signed off before you open.

What we build

  • Commercial kitchen, cool room and dry store in a tight footprint
  • Exhaust canopy, fire suppression and connection to the centre riser
  • Grease arrestor, hydraulics and gas
  • Servery counter, menu boards and brand joinery
  • Shopfront, signage and lighting to the centre's design criteria
  • Three-phase power, data and POS

Program

A food tenancy taking over a food tenancy runs six to eight weeks; a first food use in a former shop ten to fourteen. The centre's design approval comes before the certifier, and most work is after hours.

Approvals

The landlord's tenancy coordinator approves the design first. A food tenancy replacing a food tenancy is usually complying development through a private certifier, plus council food-premises registration and a Sydney Water trade-waste approval for the grease arrestor. A first food use in a former shop may need a DA depending on the centre's consent.

The City Fitouts approach

01

Price

We walk the site with you and your drawings, measure what is there, and come back with a fixed price and a program. Not an estimate that grows - a number you can sign a lease against.

02

Build

Our own site manager runs the job every day. Licensed trades, a certifier engaged from the start, centre and landlord conditions handled, and weekly progress reports with photos.

03

Hand over

Occupation certificate, fire and electrical certification, as-built drawings and warranties in one folder, on the handover date we agreed at the start.

Questions people ask

What is a food court outlet called?

A food court tenancy, or food court outlet. A kiosk is the smaller island unit in the mall itself, usually coffee, juice or non-food retail. We build both.

Why does it cost more per square metre than a cafe?

The same kitchen services in a much smaller space, plus the centre's design rules, approved trades, insurances, bond and after-hours work. The cost checker shows the range for your floor area.

Do you work to the franchise manual?

Yes. The brand sends its standard fitout package; we price it against the actual tenancy and build it to the brand's specification and the centre's rules.

Can you build in Westfield, Stockland and Scentre centres?

Yes. Macpac at Warringah Mall and Kareela Community Pharmacy were both centre fitouts, built on the centre's out-of-hours program.
