Gym and fitness studio fitouts

Gym and fitness studio fitouts, Sydney

A gym looks simple - an open floor - but it is built around three things an office never needs: the air a full class breathes, the showers and change rooms, and a floor that takes dropped weights without the tenant below hearing it. City Fitouts builds gyms, boutique studios and franchise clubs across Sydney.

What we build

  • Impact-rated rubber, timber and turf flooring over acoustic underlay
  • Mechanical and ventilation sized for the occupancy
  • Showers, change rooms and accessible amenities
  • Mirrors, glazing and acoustic treatment to walls and ceilings
  • Reception, retail and lighting
  • Rig and rack fixing, AV and access control for 24-hour clubs

Program

A studio in an existing space runs five to seven weeks; a mid-finish gym with new change rooms seven to ten; a premium club with recovery rooms ten to fourteen.

Approvals

A gym is a recreation facility (indoor), so going into a former shop, office or warehouse is a change of use. Most go as complying development where the zoning allows; a 24-hour gym, a large floor or a residential neighbour usually means a DA with noise and parking conditions. We engage the certifier and an acoustic consultant where needed.

The City Fitouts approach

01

Price

We walk the site with you and your drawings, measure what is there, and come back with a fixed price and a program. Not an estimate that grows - a number you can sign a lease against.

02

Build

Our own site manager runs the job every day. Licensed trades, a certifier engaged from the start, centre and landlord conditions handled, and weekly progress reports with photos.

03

Hand over

Occupation certificate, fire and electrical certification, as-built drawings and warranties in one folder, on the handover date we agreed at the start.

Questions people ask

Can you put a gym in a warehouse unit?

Yes, and it is the most common gym fitout we see. The change of use, the mechanical from scratch and new amenities are the job; we check the slab for free-weight zones.

Do you build to the franchise manual?

Yes. Anytime, F45, Snap and the boutique brands each have a fitout standard for floor zones, finishes and signage; we price it against the actual tenancy.

What about noise to the neighbours?

Dropped weights and class music carry through slabs and party walls. We build the floor and the acoustic treatment to the consultant's spec so the DA conditions are met on day one.

How much does a gym fitout cost?

Roughly $1,200-3,500 per m2 in 2026, excluding equipment. The cost checker gives the range for your floor area.
